Lettings Manager – Dublin 12

Reed is delighted to assist our Client, a very successful property and estate agency in Dublin West to recruit for a Lettings Manager.

An essential factor for success in this role is that the Lettings Manager will have significant tenant management experience and be capable of maintaining focus on satisfying the client’s needs and managing expectations.

The role will involves dealing with large institutional landlords operating in the PRS market. The candidate will be responsible for overseeing the PRS / Lettings Division to ensure smooth operational running on a day-to-day basis. The successful candidate will showcase drive and passion about their career and look towards a future within the organisation.

Key Requirements:
Position is 5 days a week in the office
2 Evenings a week to oversee site viewings visits and check on lettings team on sites (After 5.00 pm)
After hours flexibility (Mon-Sat) to ensure the smooth running of the team – particularly important during the first 3-6 months in the role.
1 Saturday a Month on sites to assist

Duties in the position:

  • Over-seeing and Managing a Team of Six ensuring the PRS Division is driven to its full potential
  • Hold Weekly team-building meetings
  • Overseeing the teams’ large busy Calendar
  • Knowing your teams work – willing to go the extra mile to ensure you are up to speed with the work and duties
  • Building an excellent rapport with the team to ensure the smooth running of the department
  • Effectively communicate with management and provide weekly reports on the progress of the team
  • Work on new process implementations
  • Bring to the fore any issues needing to be addressed by higher management
  • Ensure the smooth running of all new lettings and re-lettings under both individual and PRS landlords actioned by team members
  • Ensuring Service agreements are completed
  • Formulating weekly reports for designated portfolio and providing informative updates to landlords and superiors where required
  • Oversee and advise on the work of the lettings team, resolving any issues that come their way by working with relevant parties (internal & external)
  • Attending and managing RTB dispute cases on behalf of our clients
  • Overseeing Rent Reviews on behalf of our clients
  • Overseeing sick cover
  • Assisting with writing applications/tenders for business development
  • Tracking upcoming available properties
  • Checkout and turnover of vacant properties
  • Production of inventories and photographs
  • Production of condition reports
  • Budget preparation and expectation
  • Carry out property inspections
  • Ensure all management systems are kept up to date and maintained
  • Reporting to landlord/Client – weekly / monthly / quarterly
  • Coaching of apprentices and trainees.
  • Ensuring compliance with Residential Tenancy Act

Knowledge and Experience Required
PRSA license desirable but not essential.
Familiar with management of block property management as well as knowledge of property
legislation in Ireland.
Experience with Yardi /Aquaint CRM System most preferred
Full clean driver’s License.
3-6 years’ experience as a Residential Property Manager / Lettings Manager
