We are currently recruiting on behalf of a large social housing provider based in Warrington. They are looking to appoint a Contracts Team Leader on a contracting basis, initially 3 months with the review to extend.

You will manage and be responsible for the day-today running of responsive and planned maintenance projects to ensure the successful completion of the project works within constraints of budget, time and quality and health & safety. All elements

Key Responsibilities:
Contract Management Services –

• To lead on the day-to-day management of contractor functions and suppliers ensuring that maintenance and
reinvestment projects are delivered on time and within budget;
• Provide clear leadership and direction to the DLO Operatives
• Supervision of and responsibility of the DLO Operatives and Sub Contractors;
• Assist the Contracts Manager in developing maintenance and investment project plans;
• Assist in the Contracts Manager in the selection of suitable potential subcontractors;
• Monitor and control site works and costs in line with contract preliminaries;
• Manage works variations from DLO Operatives and subcontractors;
• Monitor progress and performance of works against Contract Programme and record as necessary;
• Monitor and implement the construction phase Health & Safety plan;
• Prepare drafts of amendments to the construction phase plan for approval;
• Prepare Risk Assessments and Method Statements for DLO Operatives;
• Secure from subcontractors, Risk Assessments and Method Statements as applicable;
• Carry out audits of Health & Safety as required by company procedures;

Experience in managing and leading people;
• Excellent appreciation of professional and project based site management matters;
• Strong knowledge of building legislation and maintenance management best practice;
• Strong interpersonal communication skills;
• Ability to set and achieve targets and monitor performance of self and others;
• Proven planning, co-ordinating and organisational skills;
• Commercial awareness to identify and support development of new products and services including digitalisation;
• Good understanding and management of compliance, health safety and risk;

Salary 30k, please note there maybe opportunities for a permanent role once the contract is complete.
